| Morel Festival Fills Boyne City with Fun, Food, Music |

| New Restaurants and Businesses Open in Boyne City |

Some new restaurants are opening in familiar locations. The Thirsty Goat is opening at 220 Lake Street and features a "family friendly" restaurant supporting local agriculture, purveyors and entertainment. Morel's Bistro at at 273 Old State Road is scheduled for a June opening after some extensive remodeling is completed. Meg McClorey Pottery opened at 211 1/2 South Lake Street. And finally, Sommerset Pointe announced that the grand opening of its new Blue Harbor Grille will take place on May 24th - a new lakeside restaurant with a new menu. More Sommerset Pointe news - the developer of Sommerset Pointe recently purchased Charlevoix Country Club and it's reported that some significant improvements are being completed at the club.

| One Water Street Hotel Scaled Down to "Cottages" Concept |

City officials have received a new site planfor the second phase of the One Water Street development in downtown Boyne City. Now 13 smaller cottage buildings appear in the drawings, rather than the previously approved hotel structure along the Lake Charlevoix waterfront. | Boyne City Farmers Market Open for 30th Year |

The Boyne City Farmers Market, which has earned a reputation as the best farmers market in northern Michigan, opened the 2012 outdoor market season on Wednesday, May 2, at Veterans Park. This is the 30th anniversary for the market and this season is shaping up to be one of the best ever. The outdoor market runs from 8 a.m. to noon every Wednesday and Saturday, May through October. | Real Estate Tax Consultant's Results Available |

Again this year, the Association retained a consultant to work with the county assessor to develop reasonable assessed values for our condominiums. | Association Reserve Study Now Available To Review |

A Reserve Study was conducted by an outside consultant during 2011 and the final report was issued in December. A Reserve Study is an in-depth evaluation of a property's physical components and an analysis of its reserve funds. Your board invites you to read or review the Association's study. Copies of the Reserve Study overview, report and spreadsheets can be found on the "Documents" page under the "Reserve Study" heading. You're encouraged to take a look!

| Board Meeting Minutes Available |

The minutes from the January, 2012 board of directors meeting are now available on the "Documents" page. The latest financial statement through December is also available. In addition the minutes from the September Annual Meeting and all board meetings in 2010 and 2011 are available. Reading the minutes is a great way to keep informed with what's going on with your Association.
